Sealy & Grant Announces Palomino Crossing

A Mixed-Use Office and Retail Development

January 11, 2008

PLANO, TX—Palomino Crossing, a new $150 million mixed-use development at State Highway 121 and Spring Creek Parkway just off the Dallas North Tollway, has been announced by Sealy & Grant, L.P. Construction is set to begin in mid-January. The master plan includes four office buildings situated on 38 acres and eight sites for retail establishments situated on 14.3 acres along State Highway 121, fronting the property.

“Palomino Crossing is ideally positioned in one of the nation’s most renowned corporate settings,” said Brian Grant, a partner in Sealy & Grant. “Also, one of the largest retail centers in the Southwest, Stonebriar Centre, as well as multiple entertainment attractions such as the Dr Pepper Star Center and the Dr Pepper 7-UP Ballpark are within five miles.”

The office buildings at Palomino Crossing will be situated in a campus setting at the center of the tract, highlighted by a multi-level water feature and an ornate bridge. A four-lane divided boulevard will serve traffic into the property off Highway 121 from the north and Headquarters Drive from the south. Corgan Associates, Inc. of Dallas is the designer of the project.

Matt Mooney, Corgan Associates’ chief architect on the project, in describing the development, said, “one of our major goals from the very beginning was to create more than a collection of sites and buildings. We wanted to make a place that, while made up of a variety of individual structures, was far more than simply the sum of its parts. The heart of the development is the linear park and water feature, which set the tone for the planted character of the entire site and creates a wonderful amenity for all of the residents of the development. In addition to being superbly located, Palomino Crossing is designed to be comfortable, accessible, and known for quality.”

The four office properties include three three-story buildings and one two-story structure. The three-story buildings will include 180,000 square feet, 170,000 square feet and 170,000 square feet respectively. The two-story building will contain 20,000 square feet.

Sealy & Grant, L.P., a division of the Sealy & Company, Inc., will develop Palomino Crossing. The Sealy Companies have been active in investment, development and management of real estate properties for more than 60 years and have built a multi-national client base.

Leasing of the office properties will be handled by Clint Madison, Trey Smith and Johnny Johnson of CAPSTAR Commercial Real Estate Services. Brent Wicker of Wicker and Associates of Dallas will be responsible for marketing the retail sites.
