We are currently seeking a Director of Property Management to join our Dallas based team. This position is directly responsible for successfully leading a regional team of various levels of property managers and department employees.  Responsible for the  day-to-day operations and maintenance, tenant relations, capital projects, vendor management, budgeting, forecasting and financial reporting. Ensuring regional portfolio profitability, service quality, strong customer relationships, and provide strategic and tactical decision making. Coach, mentor and develop direct reports to support success in their current role and provide career growth.


Property Operations:

  • Drive operational excellence, consistently look for improvements. Establish and monitor appropriate checks and balances to ensure high level quality.
  • Support company goals through superior customer service and relationship management. .
  • Investigate complaints and resolve issues.
  • Evaluate maintenance operations to ensure quality and cost efficiency.
  • Review vendor specifications, pricing, and contract negotiations.
  • Oversee work performed by PM team, vendors, and tenants to resolve property issues.
  • Ensure the appearance, functionality and physical aspects of properties meet Sealy standards.
  • Understand, monitor, enforce all COI requirements for tenants. Drive compliance across portfolio.
  • Ensure AR compliance of Sealy policies.
  • Support due diligence process during property acquisition and disposition including reviewing leases, expenses, recoveries, contracts, third-party reports, and underwritten capital.
  • Ensure compliance with CM policies and procedures.
  • Assist and lead CAPEX project as needed.

Staff Development 

  • Provide effective leadership, training, and development of all regional portfolio employees
  • Meet regularly and provide guidance to Property Management team.
  • Conduct interviews and make recommendations for new hires and staffing allocations.

Financial Operations

  • Lead annual budget process for regional portfolio.
  • Lead monthly PM portion of operations call including meeting timelines, reviewing financial performance to date, identifying operational issues/opportunities and implement strategies to maximize ongoing performance.
  • Accountable for controllable portfolio NOI using sound financial measures to ensure budget and financial goals are met.
  • Ensure property team in conjunction with accounting monitors cash flow and cash requirements for all cash basis properties.
  • Ensure property teams understand all Tenant recovery obligations, budget, and account for same appropriately and strategically make expenditure decisions.


  • Communicate/Collaborate across various levels interacting with customers, executives, and other company personnel in an effective manner.
  • Lead regional portfolio team by diligently maintaining high standards of integrity and improving performance and professionalism.
  • Develop, recommend, follow, and enforce all company policies and procedures.
  • Assist Vice President of Operations to identify leading edge technologies, trends, policies & procedures and implement into best practices.
  • Provide leadership through coordination of information, fostering a spirit of teamwork and unity among team members.
  • Represent Sealy in industry organizations through active involvement
  • Encourage team members to be involved, on boards, committees, and volunteering.


  • 15+ year’s commercial real estate property management experience. Industrial experience strongly preferred.
  • People management skills including strong EQ and people skills with the ability to influence/coach. Proven experience identifying, developing, and motivating team members. Strong conflict management and dispute resolution skills.
  • Excellent organizational, prioritization and communications skills.
  • Firm understanding of leases and contract language as well as strong negotiation skills.
  • Strong financial acumen.
  • Time management skills including ability to adapt well to a fast-paced environment.
  • Ability to multi-task and delegate with ease.
  • CPM and/or RPA designation preferred. Active participation/leadership in local/national chapters.
