Investment Acquisition Criteria
- Target Deal Size: $5 Million to $40 Million
- Leverage: Unlevered; Assumable debt allowed
- Hold Period: 3 to 7 years
- Going-in Cap Rate: 5.75% or greater
- Strategy: Ability to increase stabilized unleveraged yield 1.00%-1.50% in 3-5 years
Physical Acquisition Criteria
- Property Type: Industrial Distribution/Warehouse; Class A, B, and C
- Target Markets: Primary, secondary, and tertiary US markets
- Location: Planned business parks; In-fill locations; Easy access to transportation routes
- Tenancy: Single or multi-tenant; 0-100% occupied
- Physical Attribute: Dock-high loading; Low office finish (1%-5%) preferred; 22’ minimum clear height preferred; 100,000+ SF minimum building size preferred
