Planned 134,125-square-foot Class A industrial development on Risinger Road in South Fort Worth, Texas
DALLAS, TX – (October 14, 2026) Sealy & Company has closed on the Risinger Road Development, a planned 134,125-square-foot Class A industrial project in South Fort Worth, expanding its joint venture development partnership with Investment & Development Ventures (“IDV”) into the Dallas-Fort Worth market. The Risinger Road development represents the seventh joint venture investment between Sealy & Company and IDV across Texas and Oklahoma, reflecting a longstanding relationship built on shared market expertise and execution.
Located in South Fort Worth with direct access to I-35 and convenient connectivity to I-20, the Risinger Road project site sits within a well-established industrial corridor supported by a significant concentration of manufacturing, distribution, and logistics users. The surrounding industrial base includes major users such as Amazon, Samsung, Continental Tire, and Conagra, reinforcing the strength of the area as a manufacturing and distribution location.
“The Risinger Road project aligns well with our approach to industrial development—identifying locations with strong fundamentals and creating functional, adaptable space that can serve a broad range of users,” said Jason Gandy, Managing Director – Investment Services at Sealy & Company. “South Fort Worth provides strong connectivity and access to an established industrial workforce, making this an attractive location for the project.”
The planned 134,125-square-foot facility is designed for multi-tenant occupancy and will provide adaptable space for distribution and light-manufacturing users.

A Development Relationship Across Three Markets

Risinger Road marks the seventh joint venture development between Sealy & Company and IDV across Houston, Oklahoma City, and Fort Worth. The partnership has included industrial developments and investments in Oklahoma City and Houston, most recently the 164,606-square-foot Aldine Westfield development in Houston. Risinger Road extends that collaboration into Fort Worth and strengthens the partnership’s presence across three major industrial markets.
Aldine Westfield is located near Beltway 8 and I-45 within Houston’s North industrial submarket. The Class A development was designed to accommodate multiple tenants and provide modern industrial space within one of Houston’s established distribution corridors.
“South Fort Worth has become an increasingly important industrial location within the DFW market,” said Will Shagets, Regional Director at Sealy & Company. “The Risinger Road development gives us the opportunity to bring new Class A product to an established industrial corridor while expanding our presence in the Fort Worth market.”
