DALLAS, TX — Sealy & Company (“Sealy”), a vertically integrated commercial real estate investment and operating company, announced the close of Sealy Industrial I, DST following a $40.4 million equity raise. The completed offering represents Sealy’s first retail-distributed Delaware statutory trust (“DST”) offering and marks an expansion of the firm’s 1031 exchange investment platform into the retail wealth management channel. Prior to launching Sealy Industrial I, DST, Sealy-sponsored entities had acquired nearly $1 billion of commercial real estate in connection with custom exchange transactions.

The Property Behind Sealy Industrial I, DST
Sealy Industrial I, DST owns 4210 W. 67th Street, a 303,456-square-foot Class A warehouse and distribution facility in Indianapolis. Sealy & Company acquired the property in December 2025, adding to the firm’s existing industrial presence across the Midwest.
Completed in 2024, the build-to-suit facility is fully leased through December 2036. The property includes humidity-controlled cold-storage space designed to support specialized distribution operations.
Located within an established industrial corridor on the northwest side of Indianapolis, the facility benefits from proximity to I-69 and regional transportation infrastructure. Its modern construction and specialized configuration support the tenant’s operations while providing the functionality Sealy & Company considers across its industrial investments.
The property’s location, construction, and long-term lease provide the real estate foundation for Sealy Industrial I, DST, connecting the offering to an asset selected through Sealy & Company’s established industrial investment approach.
